Information for Tenants

Rent Payments

Payment can be made using one of the following options:

  1. Monthly instalments in advance, due on the 1st of each calendar month - if providing a UK based guarantor.
  2. Two payments in advance – one payment ahead of check-in and the second payment by 1st January 2022.
  3. One single payment ahead of check-in.

Rent is requested via direct bank transfer. We will confirm bank details including SWIFT bank details prior to the commencement of your tenancy agreement.

Monthly payment plans are only available to tenants who are a UK resident. If the prospective tenant is from overseas, they will be required to pay in advance in either a single payment or in two payments. Please be aware that you must be a full-time student to be exempt from council tax.

Contracts & Deposits

Contracts available for 44 or 51 weeks on apartments, 51 weeks only on studios.

Tenancy Dates
51 weeks: 1st September 2021 - 24th August 2022
44 weeks: 1st September 2021 - 6th July 2022

Deposits
£150 per apartment/studio. Following a successful application all we require is your deposit payment of £150 to secure your room. This deposit is subject to the cancellation policy; see below.

Please note that payment of the deposit is a term of the tenancy agreement. The deposit will be returned at the end of the tenancy less any deductions for breakages, damages or losses by the tenant. All deposits are held with Safe Deposit Scotland and are refundable subject to T&Cs.

Broadband/Wi-Fi Finer Details

Broadband is provided by ASK4

Each tenant user account includes as standard the ASK4 100Mb/s package which is shared between all the personal devices being used at any one given time. Wi-Fi connection speeds of up to 50Mb/s are included but the speed achieved not only depends on your device but also how many other tenants are using Wi-Fi at the same time.

Cancellation and Deposit Refund Policy

If you have paid the deposit and not yet signed the tenancy agreement but change your mind, then you are due your deposit back. You can cancel your booking in writing or by sending an email directly to the Property Team. However, if you have paid the deposit and signed the tenancy agreement then you are legally bound by the terms of the lease.

Any other cancellation and refund of deposit can only be permitted under special circumstances at our discretion Eg not being accepted on to your course or a serious medical ground.
